Symptom guide

What you notice,
and what we look at.

A starting point, not a diagnosis. The investigation tells you for sure.

Sewage backing up into the house
A settled or reverse-pitched inlet pipe, or liquid sitting too high in the tank.
A high liquid level in the tank
A back-pitched outlet pipe can cause a false high reading. Otherwise, it may point to the leaching field.
Wet, soggy ground near the tank or field
A common warning sign. We check the tank and the leaching field.
Gurgling drains
Often a sign of an issue somewhere in the system — worth having a licensed installer look.
Odors outside the home
Not always septic-related. We track down the source and the right fix.
A sinkhole near the system
Can be dangerous and can damage the system. We find the cause and the best solution.
Very green grass over the system
Not necessarily a problem — many causes are normal. If you're concerned, we'll evaluate it.

No symptoms but buying or selling? Problems don’t always show. A real estate inspection answers many of those questions.

The result

Know the problem
— and your options.

Problem questions

Good to know.

Where is my septic tank?
Typically it’s buried between the house and the leaching field. The best way to find it is the original drawing from your local health department. If there isn’t one, have a licensed professional locate it.
How often should my septic tank be cleaned?
Septic tank cleaning, or pumping, should be performed by licensed technicians on a 2-4 year basis. However cleaning/pumping schedules can be determined by usage, age of the system, and may vary between different individual homes and businesses.
What is a cesspool?
A cesspool is an old, primitive wastewater structure. Cesspools act as a tank, and leaching field in one. Cesspools are no longer allowed to be installed as new septic systems. Occasionally we still come across cesspools, usually on older homes.
